WHO CAN LEGALLY PERFORM A LAND SURVEY?

In the State of Florida only a Professional Land Surveyor (PLS) can legally assume the responsibility for a land survey. The Professional Land Surveyor is an individual whose highly specialized background, training and skills have been rigorously examined, and who has been licensed by the State of Florida to practice land surveying.


WILL THE SURVEYOR SHOW ME WHAT I OWN?

Surveyors do not prove ownership, but she/he will give you their professional opinion of what the records and facts indicate your ownership to be.


CAN THE SURVEYOR AID IN SUBDIVIDING MY LAND?

A Land Surveyor is the only one qualified to prepare a plat for a proposed division of land.

WILL I BE SHOWN IF THERE ARE ANY ENCROACHMENTS ON THE PROPERTY?

Yes, the survey map will show encroachments onto, or off the property.


WILL I BE SHOWN IF THERE ARE ANY EASEMENTS ON MY PROPERTY?

Yes, if you provide a current title report or title policy to use for this purpose.


HOW WILL I BE SHOWN WHAT HAS BEEN SURVEYED?

Corners of the property will be marked with steel pins, or other such monuments with the Professional Land Surveyor’s license number indicated thereon. A map of survey will show where these monuments are set, indicating dimensions of property lines, monuments, and other relative data as required by State Law.
